Every listing ends up on Zillow, so how yours looks there is what sets you apart. Here’s the tool we cover so our agents can win the appointment.
When agents consider moving to a real estate team, the conversation usually starts with the split and the number of leads on offer. Both matter, but neither tells you what the team will actually put behind your business. The more revealing question is what they’re investing in to help you walk into a listing appointment, compete for that business, and give that seller a reason to choose you. It’s also the question behind one of the investments we’re most excited about at the Neal & Neal Team.
Every listing now gets Showcase. Each listing our agents take now goes live with Zillow Showcase, and we mean every one of them. A home doesn’t need to be a $1 million property, sit in a certain neighborhood, or reach a particular price point to qualify. If it’s listed with our team, we’re putting Showcase behind it. Consider how valuable that becomes when you’re sitting across from a seller.
Standing out once you’re on Zillow. Telling a seller you’ll put their home on Zillow no longer sets you apart, because every listing ends up there. The real question is what yours will look like when it arrives. According to Zillow, active Showcase listings earn on average more than 75% more page views, saves, and shares than similar non-Showcase listings. Zillow also reports that Showcase listings are more likely to go pending within the first 14 days and sell for 2% more than comparable listings on the platform. With figures like these, you walk into the appointment with something tangible to show a seller. You also have a clear way to explain how we invest in the marketing and exposure of their home.
“A team shouldn’t just be a logo behind your name or a split on a piece of paper.”
Our agents don’t pay for it. For agents on our team, the best part is that Showcase isn’t a cost you have to figure out how to cover. We made that investment ourselves because we believe that if you’re going out to get the business, we should be investing in the tools that help you win it. In our view, that’s exactly what a real estate team should do.
More than a logo or split. A team shouldn’t just be a logo behind your name or a split on a piece of paper. It should give you an edge, with access to leads, training, coaching, systems, marketing, technology, and support that would be difficult or expensive to recreate on your own. Most of all, it should make you more competitive when you’re sitting across the table from another agent trying to win the exact same client.
One of our agent investments. Showcase is just one example of what we’re choosing to invest in for our agents, because bringing great agents onto this team is only part of our job. Our job is to keep finding ways to help them win more business and give them the resources to serve it really, really well.
