Learn how showing agents can assist you in showing homes, adapting a pay-per-home compensation approach for fairness and efficiency.

Have you ever thought about hiring a showing agent to free up some valuable time in your real estate business? Once your real estate career picks up, you might find yourself wishing for more hours to complete everything you need to do.

Hiring a showing agent is one of the easiest ways to free up your schedule and allows you to focus on closing deals and increasing your income. I recommend this to many agents when they feel overwhelmed, and they find it helpful.

But how can you get the most out of your investment and make sure you’re paying your showing agent fairly? Here are three tips that you can follow:

Tip #1: Find the right showing agent. To find the best showing agent, run targeted ads for newer agents looking for extra cash. Many new agents struggle to earn enough from commissions. Offering them the chance to be your showing agent helps them earn additional income and frees up your time for more important tasks.

“Working with a showing agent is all about gaining leverage to grow your business.”

Here at our team, many of our new agents are eager to assist experienced agents with showings. This setup gives them valuable hands-on experience and helps them learn about different properties and neighborhoods.

Tip #2: Build rapport before the showing. You should be the one managing the prospecting and initial appointment with your clients. This allows you to build rapport, understand your client’s needs, and pick out the right home to show them.

Once you’re confident in the homes you’ve selected for your client, ask your showing agent to show the homes, open the doors, and report back after your client makes a decision. It’s important that you still handle the offer and negotiations. The showing agent is there to assist, not take over your client.

Tip #3: Pay-per-home. When paying your showing agent, I recommend a simple pay-per-home approach. Typically, you can expect to pay $20 to $50 per home shown for multiple properties or up to $100 for a single showing.

To stay efficient, limit your showings to four to six homes per client, which means paying a maximum of $100 to $200 for your showing agent. If a showing agent shows more than four to six homes, it’s usually a sign that the properties being shown are not quite aligned with the client’s needs, and you might need to revisit expectations.
