Three tips to follow if your home isn’t selling this summer.

Are you struggling with a listing that’s not moving in today’s slower market? We’re seeing homes sit on the market longer than they have in almost a decade. As we approach the end of real estate’s peak season, making adjustments now is needed to get homes sold.

1. Make sure your price is right. Pricing is crucial when selling your home, especially in this market. Review recent sales, days on market, and price per square foot. Also, evaluate your competition. What is your house missing that might make it stand out from similar homes on the market? Once you’ve studied the comps, you can now make informed decisions on how to advise your client about pricing.

2. Review your feedback. Feedback shows why buyers are not choosing your listing and guides you on what changes can be made. Get in touch with the agent who showed your listings to gather feedback on what they and their clients thought. Have an honest conversation with your sellers about what changes need to be made based on the feedback. It could be a price adjustment or home repairs. Either way, take the feedback seriously.

3. Relaunch your marketing. A price adjustment combined with a marketing relaunch always helps. Send out the price adjustment notification to your brokerage and host an open house highlighting the new price. Promote your listing on social media and maximize your exposure before the summer ends.

This market is very different from what we’ve seen in the last few years. Agents cannot fear having direct and honest conversations with their sellers about what it takes to sell their home. As the summer season comes to an end, make sure you have these conversations sooner rather than later.
